Your Elevation Certificate is very important to you and your insurance company because your insurance rate is based on the information on your Elevation Certificate. Your E.C. tells what flood zone you are in, square footage of area to be covered, how many preexisting flood openings you already have and how much area they currently cover. Most importantly, how high the, Base Flood Elevation, BFE is in your area and how high or low your home is to the BFE. The closer the lowest grade of your home is to the BFE the lower your insurance rate. The farther the lowest grade is from the BFE the higher your rate.
If my lowest grade is farther from the BFE why do I have a higher rate? Because the lower your home is the more likely flood waters will damage it.
The best scenario is to have lowest grade of your house above the Base Flood Elevation and out of a flood zone. If your homes lowest grade is above the BFE you may not need a flood policy or to do any preventive wet flood proofing.
